Leasing Questions
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 must have a valid photo ID to tour the community.
Our apartment homes are priced individually based on the amenities and features.
Application fees are $60 per person 18 and older occupying the apartment. You may pay these online by credit card, a small fee will apply. All application fees are non-refundable. You will be charged a one-time non-refundable Administrative fee of $100 at move-in.
Applications may be found at Online Leasing, or you can stop in the office for a paper application during business hours.
Residents are responsible for all utilities except hot water. This includes electric, water/sewer, trash, and pest control.
Security deposits will vary depending on qualifying criteria. The Security deposit can be as low as $500 for a 1/bedroom and $800 for a 2/bedroom, and up to two (2) months' rent.
Rent is always due on or before the first of the month. A $85 late fee is assessed on the 6th of every month (even Sundays and holidays).
You can pay rent by setting up your online account on our website. This allows you to use a bank account (no fee) or credit card (with fee) to make payments.
Breed restrictions do apply at our community, please call to inquire. You may have up to 2 pets, cats or dogs. Pets living in the apartment will require a one-time, non-refundable pet fee per pet and monthly pet rent. Visit our pet policy page for more information.
A one-time non-refundable Holding Fee of $100 is due at the time of application, and will hold the apartment off the market while we process your application.
Resident Questions
Yes, if the lease buy-out fee has been paid. A 30-day notice is required before vacating your apartment, and the lease buy-out fee is two times the rent amount. Please make sure that you reference your signed lease agreement and confirm policies with your Property Manager as there could be unique circumstances.
Yes, service members can break their lease without penalty in certain circumstances through the Servicemembers Civil Relief Act (SCRA). Please contact the property manager as soon as possible in this situation. You will need to provide written notice and a copy of your military orders.
If you love our apartments and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.
You may call the office, send an e-mail, or leave a message with the answering service. You may also submit work orders online if you are enrolled in our online services.
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 7 days, they will need to fill out an application to be added to your lease agreement.
We require a 30-day written notice, which you are responsible for, prior to move-out. If you need to move-out at the end of your lease term, please remember to come in 60 days prior to the lease expiring to provide your written notice.
Yes, Xfinity Comcast are our community Cable and Internet providers with additional cost.
You are not allowed to use any grills on your balcony/patio space. We provide charcoal picnic grill areas in our courtyard for your use.
If you are locked out during business hours, you can come to the office to be let back in your apartment, after office hours you will be require to contact a lock smith to be let into your apartment at your own expense.
Extra keys purchased during the lease term will be $20 per key.
Yes! We have partnered with a national renter's insurance provider that offers a policy that meets our minimum requirements. For your convenience, you can enroll online at www.ePremiumInsurance.com or by calling 1-800-319-1390. If you enroll with ePremium, they will automatically send us your proof of coverage upon policy activation, so there is nothing further you would need to do.
If you elect to obtain coverage from another insurance carrier, you will be required to provide proof of this coverage to the leasing office and the policy must meet our minimum requirements of $100,000 Liability Coverage and $10,000 Personal Property Coverage.
